Thanks mate. Big improvement over what it was anyway. I have moments of feeling silly spending so much time and effort on a rental place that I may not be in much beyond Christmas... and will be away from for at least a total of 9 weeks by then... but what the hell. Makes the place nicer when I am there.  Made some boxes to house the remaining LEDs. Got one up before I woke the neighbours   I really like how they turned out - fit nicely with the raw timber feel.

Gee all that work for a rental. Thought it was your house  Though I am the same how i do up all the gardens and fix the holes in the walls and make the vanity all nice and shiny in the bathroom  True how you say it makes it nicer when you are there.

A RENTAL??? Where do we find a tenant like you? Im about to spend a whole weekend cleaning up after a tenant has moved out. It will take about a week to get the place back to rentable.

I used to rent a house in Airlie Beach back in the seventy's and I used to fix whatever needed fixing and painted the place (Owner supplied the paint) When we told him we were moving out he offered to lower the rent

Hahaha - that's awesome Tony.
I'm waiting to see what will happen when the agents do an inspection. I don't think the owner cares enough to take a real interest (apparently he owns upwards of a dozen investment properties, including half my street.) If they're really impressed and pleased I might ask for a contribution at least towards the materials. More likely I think they'll turn around and say "wow, this place is much nicer than what you're paying for it... we're going to increase the rent..."

I haven't looked in here for a while, some awesome stuff that people do. I've been needing lock up work space for a while and was considering building a double shed, not really what I wanted. Instead I decided to close in our carport.   Used a pivot hinge just for funky factor, just need to sheet and batten the door once I mount a lock.

Looks good ZN, what did you sheet it with? Fibre cement sheet or blueboard? My mate did something similar with a feature wall in his garden, I told him to sheet it and paint it then put the battens on after all coated up and the effect will be good. He didn't paint it and regretted it when he finally decided on the sheet colour  always rushing things

I was going to use blue board originally but rain rarely reaches this area so I used exterior ply to make attaching the battens easier. Three thick coats of satin black anti corrosion paint, can't remember the type but it should keep the water out well. The battens are Eco-something 45% bamboo, blended mill waste and whatever they use to bind it all together. No need to paint was attractive, hopefully it stands up to the low maintenance claims.

Since being made redundant (again  ) I decided to reno an investment property. Apart from removing asbestos (not personally), rebuild all sub-flooring and restumping prior to installing floors. plastering, painting, re-tiling, new kitchen, some plumbing, improved drainage and installing soak wells, adding sliding doors and closing walls, I did fuck all. Roughly 4 months work. Apart from the asbestos removal and some electrical work, I did everything myself. As the house is over 100 years old I tried to use recycled materials as much as possible. The floors are recycled jarrah, as is all of the supporting sub-floors. I also addressed the damp issues which fucked the original flooring. Now I am bored, and still don't have a fucking job.

It was a bit daunting to begin with, ripping up the floor was a leap of faith.
The place is rented out again, with a $100 per week rent increase.
Pretty much the whole reno cost me about $15,000 and time.
The biggest hassle was commuting in the sierra over winter. I live in Freo and this place is in Midland which for the non Perth folks, that's a 50km each way trip.
I do have a trade account at Midland Bunnings though

Couldn't just throw out an empty mini keg. Very simple build, portable and surprisingly loud for such a small amp.
